How much does an oak frame cost to build?

We don’t have kits for sale, as every site is different, every client is different so each frame we build is cost according to exacty client requirements.

Per square metre cost of oak frame (frame-only)

Our oak frame-only prices for 2025 start from £2200 – £3000 per square metre* (based on the internal floor area of the building) excluding VAT and not including plot cost, or fees for architects, surveying or planning.

This price includes:

• Design and detailing
• Hand cut green oak joinery
• Manufacture in our Kent workshop
• Delivery and on-site erection

What affects the cost of an oak frame house build?

Each oak frame we build is unique. Several factors will influence the final price:

1. Oak frame design complexity
Simple frames are more affordable. Large spans, vaulted ceilings, curved braces or dormers will add to the overall cost.

2. Size of the frame/building
The more floor area, the more oak and labour required. Larger builds may have a lower rate per m², but higher total cost.

3. Engineering Requirements
Long spans or open-plan layouts need extra structural detailing.

4. Site Access and Location
Difficult sites may add delivery or erection costs.

What’s NOT included in the cost of an oak frame build?

The frame-only price does not include the rest of the build; you will also need to budget for:

• Foundations and groundworks
• Insulation and external wall build-up (SIPs or timber infill)
• Windows, doors and roof finish
• Heating, plumbing and electrics
• Internal finishes, kitchens and bathrooms
• Planning and of course other professional fees
