If you are planning an oak frame project, understanding the costs is essential.

How much does an oak frame cost?

We do not provide a “one size fits all” kit or oak frame price list. This is because we know that every site and every client has their own specific requirements.

We focus on one thing: the oak frame itself. As a result, we do not handle groundworks, roofing, windows, insulation, cladding or internal fit-out. We work closely with your architect or main contractor to ensure everything integrates smoothly. We also have trusted partners we work with regularly who we often recommend to clients.

For many projects we are happy to provide initial estimates. Once designs become formalised and drawings become available, we will then be happy to offer a formal quotation on a fixed price basis.

Moving forward

If you want to move forward we would ask for a 10% deposit to be made in order for us to book you into our schedule and finalise the drawings.

Following the completion of the drawings, structural calculations and agreement by all parties we would ask for a further payment of 60% to be made. Following this payment the oak order will be placed and the framing process will begin in our yard.

The remaining 30% due is payable once all installation is complete and you are satisfied with all work undertaken by Sackville Oak Frames.

Payment Structure

We ask for the following:

  • 10% to book a slot in our schedule
  • 60% on drawing sign off, with all parties & commencing framing in our yard
  • 30% On-Site Completion

How much does an oak frame house or extension cost?

Oak frame house cost (Frame Only)

The cost of an oak frame house depends on the size, design and complexity of the structure.

As a guide, you can expect to pay: £2,200 to £3,000 per square metre of internal floor area for the oak frame only. This includes:

  • Full design and detailing of the frame
  • Fabrication in our Kent workshop
  • Delivery to site
  • On-site raising and erection of the frame

We don’t use kits or CNC machines; every joint is cut by skilled craftsmen using time-tested methods.

What’s Not Included?

We supply and erect the oak frame only so the following elements are not included in our pricing:

  • Groundworks and foundations
  • Brickwork, cladding, or roofing
  • Windows and doors
  • Internal fit-out (plumbing, electrics, plastering, etc.)
  • Planning applications and full architectural services

We work closely with homeowners, builders and architects to ensure the frame fits seamlessly into the wider build.


Oak frame extension cost (frame only)

If you are planning an oak extension such as a garden room, oak framed kitchen extension or two-storey addition, the same pricing applies.

Expect to budget from £2,500 per square metre for the frame-only element, depending on complexity, roof design and glazing features.

We will quote based on your drawings or initial ideas and can advise on how to design for efficiency and structural integrity.


What affects the cost of an oak frame extension?
