Pricing an Oak Framed Building

We are often asked how much an oak framed building will cost based on very limited information and very rough ideas. It is difficult to assess immediately what an oak frame will cost and more over, what an entire build project will cost.

So, what does an oak framed extension or an oak framed house cost? Pricing an oak frame and a full build can be very dependant upon the time you can give the project. If you have time to self-build and have the ability and willingness to take on various elements of the build along with project managing, quantifying and material ordering you can make significant savings.

If, however, you do not have the time to devote to a project, it is recommended that a project manager or a competent main contractor be employed to manage the build. In such a case an approximate figure of £150 to £185 per sq. ft. or £1,500 to £1,850 per sq. M (of total useable internal floor space) is a good estimate.

We do not provide a “one size fits all” kit or oak frame price list, as we know that every site, and every client have their own specific requirements; we are however, often asked to give estimations of the cost involved in building an oak frame. For some projects we are happy to provide initial estimates, however, we kindly ask that they be treated as such. Once designs become formalised and drawings become available we will then be happy to offer a formal quotation on a fixed price basis.

Moving forward

If the quotation is agreeable and you are willing to move forward, we would ask for a 10% deposit to be made in order for us to book you into our schedule and finalise the drawings. Following the completion of the drawings, structural calculations and agreement by all parties we would ask for a further payment of 60% to be made. Following this payment all of the oak will be ordered form the sawmill and the framing process will begin in our yard.

The remaining 30% due is payable once all installation is complete and you are satisfied with all work undertaken by Sackville Oak Frames.

Payment Structure

We ask for the following:

• 10% to book a slot in our schedule
• 60% on drawing sign off, with all parties & commencing framing in our yard
• 30% On-Site Completion
